What Do We Maintain/Repair For You?

  • Spray for pest control once in Spring and once in Fall - minimum exterior, interior on residents approval
  • Changing the batteries in smoke detectors before new tenant moves in
  • Changing of air conditioner filters before new tenant moves in
  • Repair on appliances, air conditioning, plumbing, electric, etc. as needed
  • Routine maintenance to keep property in top condition as needed

What Is Your Responsibility As A Tenant?

  • Any pest control between the times mentioned above
  • Changing of batteries in smoke detectors as needed during lease term
  • Changing of air conditioner filters as needed during lease term
  • Turn on utilities in your name and keep in good standing
  • Maintain renters insurance on your personal property (owners insurance will not cover tenants personal property)
  • Replacement of light bulbs in light fixtures
  • Irrigating/watering lawn areas to keep curb appeal 
  • Keeping unit and appliances clean during lease term
  • Picking up any pet waste or trash in yard areas

What is considered an emergency?

There are a few things that we would consider to be an emergency and need attention sooner than the typical maintenance items. 

  • Frozen or burst pipes
  • No air conditioning/heat in peak heat/cold
  • Changing of locks due to an event that risks the health or safety of the people in the unit (We suggest calling 911 to have a report record first)
  • A fire inside or outside the unit (Call 911 first)

If you get locked out of your unit, you may call to have someone let you in however, there will be a $50.00 fee added to your account in doing so. 

How To Pay Rent?

We do have a few options to make paying your rent convenient. 

  • You can pay online by E-Check (ACH) or Credit Card anywhere, anytime on RentecDirect.com. The site does have a 2.75% fee for Credit Card transactions but there are no fees associated with E-Check (ACH) payments. 
  • If you prefer not to utilize that option, you may also pay via check, cashiers check, or money order at our office.
  • We do not accept Cash payments. 

Moving Out Soon?

If your lease has expired, all you need to do is give your 30 day notice in writing prior to moving out. We will process your security deposit after inspected within 30 days.

Be sure to utilize your move out checklist to ensure you receive your deposit back in full. 


If you are wanting to break your lease early, we still require you give a minimum of 30 day notice in writing and you will be responsible for paying the early termination fee listed in your lease. We still suggest using the move out checklist to receive your deposit back after all applicable fees/rent is paid.
