What We Look At For Prospective Tenants

  • Income - We do require that you have verifiable monthly income of at least 3 times the monthly rent amount. We may also confirm with an employer that you are currently employed with them. Self-employment may have additional requirements. 
  • Credit - Your credit plays a role in the amount we require for a security deposit. We also look for any bankruptcy in the last 5 years, previous evictions, identity theft, or outstanding federal tax liens.
  • Age - You do have to be at least 18 years of age to be qualified for the rentals. Anyone to be living in the property that is 18 years of age or older will need to complete an application.
  • Background Check - We do check criminal history but we are mainly looking to ensure the prospective tenant does not have violent record.

Related Fees In Applying and Moving In

  • The servicer we use for our applications does charge an application fee. Said fee is not set by us nor do we receive any portion of that fee. That fee is in the amount of $
  • We do require a security deposit that is due once tenants have been approved and a lease has been signed for a property. We cannot hold a property without the security deposit being paid. 
  • We may also require a pet deposit to be paid before move in (if applicable). We do not require pet deposits for dogs that are working service animals. However, we do require some type of documentation showing the dog has been in training and is a true service animal. Deposits are still required for emotional support animals. 

Animal Requirements

We do allow pets in our properties, however, we do also require a pet deposit for any dog or cat that is not registered as a service animal. Some pets that we allow are dogs, cats, caged birds, fish, caged rabbits, and caged reptiles. We do not allow chickens or other non-domesticated animals. It is the tenants responsibility to clean yard areas and keep it free of pet waste. 

Although we allow dogs, below are the breeds that we do not allow for insurance purposes:

  • Akitas, Alaskan Malamutes, American Bulldogs, Beaucerons, Cane Corso, Caucasian Mountain Dogs, Chows, Doberman Pinchers, German Shepherds, Great Danes, Pit Bulls, Rottweilers, Siberian Huskies, Staffordshire Terriers, and Wolf Hybrids. 

Additional breeds may be added as insurance companies update their policies. 

Know the rules

  • We do not allow smoking or vaping in the interior of the property. Exterior smoking or vaping may be allowed if kept tidy and disposed of properly. Smoking of marijuana or any other illegal substance is strictly prohibited on the premises. 
  • If the property is in an HOA, the tenant is responsible for adhering to those rules for the HOA.
  • We do not allow subletting properties. 
  • Tenant is responsible for all utilities including internet, trash, and landscaping.

What To Do Once Approved

  • Pay security deposit and any applicable pet deposits
  • Set a move-in date
  • Pay first months rent at time of move-in
  • Submit applications to utility companies for connection of services starting move-in day
  • Pick up keys to property on move-in day
  • Inspect the property, fill out the "Move-In Checklist", & return to us with notes about any repairs or damage present
  • Register with the Post Office to receive mail at the property
